First impressions count
Turning a construction site into a building ready for handover
We clean new build, refurbishment and fit-out projects for main contractors including GRAHAM, Tilbury Douglas, Cruden and Heron Bros. On most jobs that means several visits: site welfare from the early stages, phased builders cleans as floors or plots are released, re-cleans when trades return, and a sparkle clean before handover. At St Vincent Studios we cleaned a 16-storey tower floor by floor and sparkle cleaned levels 1 to 14. At Hawkhead Mews in Paisley we cleaned each release of homes until the last handover.
We work for main contractors on new build, refurbishment and fit-out projects. On many jobs that means more than one visit. Handover dates often fall while other trades are still on site, so we plan cleaning in stages and come back as areas are completed.
- Cleaning stages agreed against your programme
- Site-specific RAMS and COSHH information before we start
- Supervised teams in Saltire uniform and the correct PPE
- £5m Public Liability and £10m Employers' Liability insurance
Cleaning stages
Every stage of the build, from first clean to handover
Choose the stages your project needs. We'll set out the scope of each in our quotation.
During and after main works
Builders cleans
Removal of construction dust, debris, residue and protective coverings once the main trades have finished in an area, so following trades and inspections start from a clean base.
- All internal floors: carpet, laminate, vinyl and tile
- Kitchens, toilets and washrooms
- Work surfaces, joinery, sills and skirtings
- Light fittings, glass, mirrors and fixtures
- Removal of stickers, paint splashes and residue
- Debris and packaging cleared to site waste points
Throughout the programme
Phased and plot cleans
On larger or multi-phase projects, areas, floors or plots are completed and handed over at different times. We clean each phase as it's released, and come back where trades have returned, so every handover is ready on time.
- Cleaning scheduled phase by phase or plot by plot
- Repeat cleans where trades return to an area
- Flexible team size to match the programme
- One point of contact across all phases
At practical completion
Final cleans
A thorough, top-to-bottom clean of the completed building, inside and out, ahead of client inspection.
- High-level surfaces, ledges and fittings
- Internal glazing and frames
- Sanitaryware, kitchens and appliances
- Floors deep cleaned to suit the finish
- External areas pressure washed: car parks, paving, loading bays
- Building exterior cleaned where access allows: brickwork, cladding, fascias and glazing
Immediately before handover or opening
Sparkle cleans
The last clean before the keys change hands or the doors open. Our sparkle cleans pick up the fine detail, including fingerprints, smears and the final layer of dust left by snagging, so the building is presented at its best.
- Detail clean of all touchpoints and glass
- Final dust removal after snagging works
- Floors finished and presented
- Washrooms and kitchens ready for first use
At handover
Handover cleans
Where your contract includes a formal handover, we can be on site to walk the areas with your site team and deal with any final cleaning points raised before the client accepts the building.
- Walk-round with the site manager
- Snag points resolved on the day
- Support for client and end-user inspections
- Return visits for post-handover touch-ups, if required

Site managers
A team that turns up when planned, works safely alongside other trades and leaves areas ready for the next activity or inspection.
Contracts managers
RAMS, COSHH information and insurance documents in place before mobilisation, and a single point of contact throughout.
Quantity surveyors
A clear scope and price for each cleaning stage, so variations and repeat cleans are easy to agree.
Questions
Construction cleaning FAQs
What's the difference between a builders clean and a sparkle clean?
A builders clean removes construction dust, debris and residue once the main works in an area are complete. A sparkle clean is the final detailed clean just before handover or opening. Many projects also need a second builders clean in between, because handover dates often fall while other trades are still on site.
Can you work to our handover date?
Yes. We agree the cleaning stages against your programme at the start, and we can scale the team for each stage so cleans land on the dates you need.
Do you clean the outside of the building too?
Yes. External areas such as car parks, pavements, block paving and loading bays can be pressure washed, and the building exterior (brickwork, cladding, fascias and glazing) can be cleaned where safe access is available.
What documents do you provide before starting on site?
Site-specific risk assessments and method statements, COSHH data sheets for the products we use, and copies of our £5m Public Liability and £10m Employers' Liability insurance certificates.
Are your operatives CSCS carded?
Some of our team hold CSCS cards. If your site requires carded operatives, tell us when you enquire and we'll plan the team around that requirement.
